The Tropical Mansion Mystery Tree is an item needed to complete the collection of trees for the Tropical Mansion. Requests may be made once every 4 hours and will only give you one Mystery Tree. You can get more any time you want by clicking the tree symbol above the Tropical Mansion and paying 
3 Energy. Mystery boxes are listed under Decorations in your inventory.
You must place the Mystery Tree on the map and click on it. This will bring up a menu that shows you what you need to complete it. Each one requires 4 of each Sandals and Suntan Cream. Sandals come from requests. Suntan Lotion must be collected from any of the Tropical Mansion Buildings.
Once you have the 8 needed items you can grow the Mystery Tree. The odds of your receiving one of the 3 rarer types are slightly improved if you level up the Tropical Mansion. Each tree is a usable decoration.
Common Types can be bought for 
10 Cash each.
They are the FujiApple Tree, Lychee Tree, and Beauty Plum Tree.
Uncommon Types can be bought for 20 Cash each.
They are the WhiteSapote Tree, Papaya Tree, and Jujube Tree.
Rare Types can be bought for 40 Cash each.
They are the Brazilian Cherry Tree, Atemoya Tree, and Cherimoya Tree.
The final reward for collecting all 9 is the BeachClub.
